- Affordable Suburbs Projected to Outperform: Mount Druitt, Whalan, Eschol Park and Ambarvale, some of Sydney’s most affordable suburbs, are forecasted to experience over 5% growth in home values over the next six months.
- Northern Beaches & Sutherland Shire Gaining Momentum: Suburbs like Dee Why, Miranda, Kurnell, Wheeler Heights, and North Narrabeen are expected to see growth exceeding 4%, potentially adding close to $100,000 to the average house value in some cases.

Rising Demand in Affordable Sydney Markets
- Interest Rate Cuts Fuel Demand: Recent rate reductions have sparked a surge in property interest, particularly in more affordable Sydney markets, according to mortgage brokers.
- First Home Guarantee Expansion: From October, the federal government will fast-track the scheme, raising the property price cap to $1.5 million and removing previous income restrictions, making it easier for first-home buyers to enter the market.
